TPO (Thermoplastic Polyolefin) is a single-ply roofing membrane that has become the most popular choice for commercial flat roofs. Its white reflective surface dramatically reduces cooling costs, while heat-welded seams provide superior leak protection.
Unlike EPDM's adhesive or taped seams, TPO seams are fused together with hot air, creating bonds that are actually stronger than the membrane itself. This eliminates the traditional weak point of flat roofing systems.

Why Choose TPO?
TPO combines energy efficiency, durability, and value in a single roofing system designed for commercial performance.
Energy Efficient
White reflective surface reflects up to 80% of solar heat, significantly reducing cooling costs and HVAC strain.
Heat-Welded Seams
Hot-air welded seams create bonds stronger than the membrane itself, eliminating the weakest point of other systems.
UV Resistant
Advanced formulation resists UV degradation, maintaining performance and appearance throughout its lifespan.
Watertight Protection
Single-ply membrane with welded seams provides complete protection against water infiltration and ponding.
Eco-Friendly
100% recyclable material and energy savings contribute to LEED certification points and sustainability goals.
Cost Effective
Competitive installation costs combined with long lifespan and energy savings deliver excellent ROI.
Perfect For Your Building.
TPO is versatile enough for most commercial applications, but particularly excels in these situations.

TPO Roofing FAQs.
A properly installed and maintained TPO roof typically lasts 20-30 years. With our ROOFSHIELD+ maintenance program, many TPO roofs exceed 25 years of service life. The heat-welded seams and UV-resistant formulation are key to TPO's longevity.
TPO and EPDM are both excellent choices, but serve different priorities. TPO excels at energy efficiency with its reflective surface and offers stronger heat-welded seams. EPDM is typically more budget-friendly and has a longer track record. For new construction focused on energy costs, TPO is often preferred. For budget-conscious replacements, EPDM may be the better choice.
TPO roofing costs vary based on project size, insulation requirements, and warranty level. For fully-adhered systems with standard insulation, expect $8-14 per square foot installed. Larger projects typically have lower per-square-foot costs. We provide detailed, itemized quotes during the proposal phase.
In many cases, yes. TPO can be installed over existing single-ply membranes or smooth-surface built-up roofs if the deck is in good condition and building codes allow (typically limited to two roofing layers). This can save significantly on tear-off and disposal costs.
We typically recommend 60-mil TPO for most commercial applications—it provides the best balance of durability and value. For roofs with heavy foot traffic, equipment loads, or extended warranty requirements, 80-mil TPO offers additional protection. We rarely install 45-mil due to its shorter lifespan.
TPO warranty options range from 10-35 years depending on the manufacturer and project scope. As certified installers for GAF, Firestone, and Carlisle, we can offer enhanced warranties including No Dollar Limit (NDL) coverage. NDL warranties cover both materials and labor without depreciation—the gold standard in commercial roofing.
TPO is one of the most energy-efficient roofing options available. The white reflective surface reflects approximately 80% of solar radiation and emits about 90% of absorbed heat. Building owners typically see 10-30% reductions in cooling costs after TPO installation. All our TPO products are Energy Star rated.
