With proper installation and maintenance, commercial flat roofs typically last 20-30 years. TPO and PVC can last 25-30 years, EPDM 25-30 years, and BUR 20-30 years. Regular maintenance through our ROOFSHIELD+ program can extend these lifespans significantly.

TPO is a thermoplastic membrane with heat-welded seams and a reflective white surface—great for energy efficiency. EPDM is a rubber membrane with adhesive or taped seams, typically black—excellent for cold climates and budget projects. TPO has become more popular for new construction, while EPDM remains a solid choice for replacements and repairs.

In many cases, yes. If your existing roof has only one layer and the deck is in good condition, we can often install a new membrane over it, saving on tear-off costs. However, building codes limit roofs to two layers, and some conditions require tear-off. We'll assess your specific situation during the inspection.

Flat roofs are designed with a slight slope (typically 1/4 inch per foot minimum) to direct water toward drains. We use tapered insulation systems to create proper drainage patterns. For roofs with ponding water issues, we can install additional drains or cricket systems to improve drainage.

As certified installers for major manufacturers, we can offer enhanced warranties including No Dollar Limit (NDL) coverage, which covers both materials and labor without depreciation.
